At Marcela Premium, we always make sure all the documents of the property are in place before we put it for sale.

In order to promote your property and verify all necessary information, we are required by law to have copies of the following documents:

• Booklet (Caderneta Predial):

This is issued by the Tax Department and will confirm that the property has been registered for tax purposes

• Certificate of the Land Registration (Certidão de Registo Predial ou Ficha Predial Simplificada)

This document is used by the local Land registry office and proves the property ownership.

• Habilitation Licence (Licença de Utilização/Habitação)

This is issued by the local Town Hall (Camera Municipal) and proves that the building complies with the relevant building regulations;House Plans/Project Plans;

• House Plans/Project Plans;
• Energy Certificate (Certificado Energético);
• Passport or Other I.D. document;
• Portuguese Tax Identification Document (Cartão de Contribuinte);
